These reports can include an Inspection or Drive by Appraisal-The drive by report used most often for homes equity loans or second mortgage. It is a limited exterior report in with the real estate appraiser will perform the inspection curb side.

FHA/HUD Appraisals

Our company is on the FHA Roster of approved residential appraisers. We're qualified and approved to do appraisals for FHA insured loans. We're trained and understand the rules and procedures in FHA's guidance and policy documents.

An FHA loan is insured by the Federal Housing Administration, a federal agency within the U.S. Department of Housing and Urban Development (HUD). The FHA does not loan money to borrowers, rather, it provides lenders protection through mortgage insurance (MIP) in case the borrower defaults on his or her loan obligations. Available to all buyers, FHA loan programs are designed to help creditworthy low-income and moderate-income families who do not meet requirements for conventional loans. Remember, the FHA is different from the VA appraiser panel in that the lender can choose the appraiser.

FHA loan programs are particularly beneficial to those buyers with less available cash. The rates on FHA loans are generally market rates, while down payment requirements are lower than for conventional loans.

Appraisal Review Services

Desk Review Appraisal- A desk review is a review of a completed appraisal's form and content and fact checking. It is conducted by fully licensed or certified real estate appraisers.

Field Review Appraisal- A field review is similar to a desk review (see above), with the added security of an inspection of the subject property and comparable sales. A field review includes a photo of the subject, verification of comparable sales and verification of information about the subject property.

Quality Control Review- Our staff appraisers can review appraisals for quality control standards from our own checklist, or one tailored to fit your needs. If requested, appraisals not meeting requirements you designate can be sent out for desk or field review by our network of licensed appraisers

Payments accepted by COD, Check, Money Order, PayPal.

All appraisals ordered must be paid for before, or at the time of inspection.
